Once you have selected a home that you would like to purchase. We work together to prepare an offer to present to the seller. 

Some offers require further negotiations. During this time, we negotiate the best contract terms for both parties. 

Once your offer has been accepted, you are now under contract. At this time inspections and research of the property will be conducted during the timeframe established the contract.

Knowing the value of your new home is very important. Your lender will order the appraisal as a part of the financing process. Lenders will finance the appraised value of the home or your pre-approved amount, whichever is less.

Now the final step in processing the loan and the sales contract guidelines are completed. Then the "clear to close" the loan is received from lender.
